Tamko Roofing: The San Diego Owner’s Guide

Yes, we install and repair Tamko roofing systems in San Diego, including matching Tamko shingles, underlayment, ridge caps, and the metal flashing components that keep the system watertight. A full re-roof in San Diego using Tamko architectural shingles typically lands between $9,440 and $23,600, while a targeted repair runs $470 to $2,125 depending on what actually failed and how much of the surrounding roof has to come apart. Most homeowners find out a Tamko part is failing the hard way: a water stain on the ceiling after a winter storm, granules washing into the gutters in spring, or a shingle seam lifting in the Santa Ana winds. We’re an independent contractor, not a Tamko affiliate, so we match parts by spec rather than by brand loyalty alone.

If you’re on this page, you probably already know the feeling: something up there isn’t right, and you want a straight answer on what it’s going to cost before a small leak turns into drywall work. Trevor Nash runs our San Diego crew, and his standing rule is the same as yours would be: tell me what you need, I’ll tell you what it costs, and we’ll go from there. Give us a call at (619) 604-9624 and we’ll walk the roof before anyone quotes you a number.

Which Tamko Models This Applies To

Tamko’s product line in the San Diego market is dominated by three series: Heritage (their architectural laminate), Elite Glass-Seal (a heavier architectural shingle with a wider exposure), and Titan XT (a high-wind rated laminate that holds up to coastal gusts better than standard Heritage). The part that fails most often isn’t the shingle itself, it’s the ridge cap or the metal flashing at valleys, chimneys, and pipe penetrations, and those components aren’t always interchangeable between series. A Heritage ridge cap won’t sit right on an Elite Glass-Seal roof plane because the exposure dimensions differ by roughly three-eighths of an inch, and forcing it creates a hump line that catches wind and eventually cracks.

For the OEM versus aftermarket decision: Tamko’s factory components carry a manufacturer warranty that travels with the product, but we’ve also installed aftermarket flashing made by Malarkey and GAF on Tamko roofs where the original metal was discontinued or on backorder. The honest rule we use is this: if the roof is under manufacturer warranty, match it OEM. If it’s a 15-year-old roof out of warranty, what matters is the gauge of the metal and the profile of the shingle, not whose name is stamped on the box. Every job gets a written line-item quote before we touch a shingle, so the part cost is never a surprise after the fact.

Signs Your Tamko Roofing Is Failing

  • Granule loss in the gutters or at downspout elbows. Tamko’s ceramic-coated granules shed over time, but heavy accumulation means the asphalt layer is oxidizing faster than it should. In San Diego, UV exposure is brutal on south-facing slopes, and we often see roofs where the north side looks new while the south side is visibly balding.
  • Lifted or curling shingle edges at the rake or eave. This is usually a nail pop or an under-driven fastener working its way back out through the shingle. The Santa Ana winds catch the lifted edge like a sail and then the tear starts.
  • Dark stains running down from pipe boots or chimney flashing. The shingle isn’t failing here, the metal is. Pipe boots dry out and crack in the salt air near Point Loma and Coronado, and chimney flashing separates from the masonry as the house settles.
  • Water staining on ceiling corners or around skylights after rain. By the time you see it inside, the leak has been working through the decking for weeks. The failure point is often uphill from the stain, following the roof slope.
  • Missing ridge cap shingles after a wind event. Ridge caps take the most lateral force on any roof, and on Tamko installations they’re the most common call we get after fall and winter storms. A single missing cap exposes the ridge line to direct water entry.

Replacement Cost & What’s Included

A remodeled primary suite with built-in wardrobes and a window seat

For a targeted Tamko repair in San Diego, you’re looking at $470 to $2,125. That covers replacing a few failed shingles, a pipe boot, a section of valley flashing, or a run of ridge cap, including the matching Tamko material, fasteners, sealant, and labor. If the roof has reached the point where repairs only buy you another season or two, a full Tamko re-roof runs $9,440 to $23,600 depending on the square footage, roof pitch, number of roof penetrations, and whether the old decking has to come up.

What drives the number up or down: the pitch of your roof (a 6/12 roof costs less per square than a 10/12 because it’s safer and faster to work), whether we’re tearing off one layer or two, and how much decking has to be replaced due to water damage. Every quote we write includes parts and labor as separate lines, so you can see exactly what the Tamko material costs versus what the crew costs. And every repair carries our 365-Day Done Right Promise in writing: if the fix fails inside the guarantee period, we return and make it right at no charge, no second service call, no re-inspection fee.

DIY or Call Us?

On a single-story roof with a walkable pitch in the 4/12 to 6/12 range, you can safely check things yourself: photograph the area around pipe boots, look for lifted shingle edges from the ground with binoculars, and clear granule buildup from your gutters. What you shouldn’t do is get on a ladder with a tube of flashing cement and start smearing it over a leak, because roof sealant applied over trapped moisture actually accelerates the rot underneath it, and the stain comes back worse in three months.

Any repair that involves working near the roof edge, on a pitch steeper than 6/12, or on a two-story rise is a job for a pro with fall protection and a spotter. Roof falls don’t give second chances, and the hospital bill will dwarf whatever the repair was going to cost. If you’re not sure what you’re looking at, call us at (619) 604-9624 and describe what you see. We’ll tell you honestly whether it’s worth a service trip or whether it can wait until the next storm cycle.
