Tamko Bathroom Remodeling: The San Diego Owner’s Guide
If you’ve got a Tamko product in your bathroom and it’s starting to fail, we can match it, price it, and install the replacement. Bathroom remodeling work involving Tamko products in San Diego typically runs $10,620 – $33,040 depending on the scope, and we stock common Tamko-compatible materials and parts on the truck. Most owners notice the problem the same way: a crack that won’t stop spreading, water staining that reappears within a day of cleaning, or a seam that’s started to pull apart in the humidity. San Diego’s coastal moisture and hard water don’t do bathroom materials any favors, and the failure usually shows up at the worst possible spot: around the tub flange, at the shower pan, or under a vanity that’s been quietly wicking water for months.
We’re Penhallow Remodeling San Diego, an independent remodeling contractor. We’re not affiliated with Tamko, but we’ve worked with their products long enough to know what fails, what holds up, and what it costs to fix it right.
Which Tamko Models This Applies To

Tamko’s presence in bathrooms centers on waterproofing membranes, backer boards, and composite underlayment systems rather than one single “model” of fixture. What that means for you: the compatibility question is usually about the substrate (the moisture-resistant layer behind your tile or under your shower pan), not the serial number of a shower valve.
The most common way to identify what you’ve got is to look at the exposed edge. Tamko waterproofing membranes have a printed label on the roll edge or the backing sheet that lists the product line and lot number. If the label is gone or buried behind tile, the texture and thickness tell you most of what you need to know: Tamko’s shower pan membranes run 40 mil and have a textured surface that grabs the thinset differently than generic PVC liners. The adhesive on the seam tape is also a giveaway; Tamko tape bonds aggressively, which is why a bad seam looks more like a wrinkle than a clean lift.
On the OEM-versus-aftermarket question: for Tamko waterproofing specifically, we recommend sticking with Tamko’s own membrane and seam tape. Generic PVC liners will physically fit, but the glue-ups and corner folds are not the same, and the cost difference is small compared to what a failed shower pan costs to tear out. For finishing parts like trim, thresholds, and corner pieces, quality aftermarket equivalents are fine and often arrive faster.

Signs Your Tamko Bathroom Remodeling Is Failing
- Water staining on the ceiling below the bathroom. This is the classic shower pan leak. The membrane’s seam has opened at a corner or the clamping ring around the drain has loosened, and water is finding the path of least resistance. By the time the stain shows, the leak has been active for weeks.
- Tile that sounds hollow when tapped. Hollow tile means the thinset has lost its bond to the membrane. In coastal San Diego, moisture-driven efflorescence behind the tile is the usual culprit; the salts push the tile away from the substrate.
- Grout that cracks in the same line every time. If you regrout and it cracks again within a month, the substrate is flexing. The membrane isn’t the problem; the backer board behind it has swelled or the framing has moved.
- A musty smell that never leaves the bathroom. That’s water trapped somewhere it shouldn’t be, usually inside a wall cavity or beneath the shower base. Tamko membranes are excellent at containing water; that means when one does fail, the water tends to sit instead of drying out.
- Peeling paint or bubbling drywall near the tub or shower. Escaping steam and splash water behind a failed seal will push paint off the wall. This is often mistaken for a ventilation problem; it’s more commonly a membrane or tile seam issue.

AfterReplacement Cost & What’s Included

A full bathroom remodel in San Diego involving Tamko waterproofing components runs $10,620 – $33,040. Where you land depends on a few things we can explain over the phone in about ten minutes:
| Scope | San Diego Installed Range |
|---|---|
| Shower pan/membrane replacement with tile | $5,310 – $14,160 |
| Tub-to-shower conversion (membrane, backer, tile, glass) | $4,130 – $11,800 |
| Full bathroom remodel | $10,620 – $33,040 |
Those numbers include demolition, disposal, materials, labor, and permits where required. The biggest cost driver is what’s behind the old surface: if the framing or subfloor has rotted, the repair adds real money because we’re rebuilding structure, not just installing a finish. On every job we hand you a written price before any work starts, and that number doesn’t move at the door. The work carries our 365-Day Done Right Promise: if it’s not done right, we make it right, and that’s in writing too.

What you can safely check yourself: look for visible cracking at seams, run your hand along the tile surface to feel for movement, and check the caulk line at the tub or shower base. If the caulk has pulled away from either surface, recaulking with a quality silicone is a reasonable weekend fix for a homeowner.
Here’s where we’d stop you: cutting into a shower pan or membrane to “find the leak” usually makes the leak worse and voids whatever warranty might remain. The waterproofing layer is a system; a patch job that doesn’t address the root cause buys you a few months and doubles the eventual tear-out. If you’re seeing signs of a membrane failure, call us at (619) 604-9624 before you open the wall. Tell me what you need, I’ll tell you what it costs, and we’ll go from there. We’ll come look, give you a written number, and you can decide with the facts on the table.
FAQs

A properly installed Tamko membrane should last 20 to 30 years, but San Diego’s mineral-rich water and coastal humidity shorten that to 15 to 20 years in real-world conditions. The membrane itself doesn’t wear out; the seams, corners, and clamping points are what age first. Call (619) 604-9624 for an exact assessment of your situation.
Small seam failures at the clamping ring can sometimes be repaired, but any failure in the field of the membrane or at a corner requires replacement. The repair-versus-replace call is best made with the substrate exposed. Estimates are free; call (619) 604-9624 and we’ll walk you through it.
Most bathroom remodels involving Tamko waterproofing systems run 5 to 10 working days from demo to grout, with another 48 hours for the membrane’s flood test before tiling. A shower pan replacement alone can be done in 3 to 4 working days. We give you a written schedule with a real arrival window before we start.
We keep Tamko membranes, seam tape, and corner pieces in our usual material runs, and our countertop and cabinetry lines include KraftMaid, Cambria, and Silestone. Specialty items are usually in hand within a few days. Call (619) 604-9624 with your product line and we’ll confirm availability right then.
