Sterling Home Additions & ADU: The San Diego Owner’s Guide
A home addition or ADU in San Diego typically runs $53,100 – $153,400, and the number one request we hear from Sterling owners is whether their existing floor plan, slab, and roofline can carry the new square footage without a structural surprise. We stock and install the full line of Sterling-compatible interior finishing and hardware that goes into these projects, and most quotes can be turned around within three business days. What we see most often: a homeowner has a Sterling kitchen or bath already in place, and the addition is meant to extend that same look, so the finish matching matters as much as the framing. If you’re reading this because a part failed, a door binds, a cabinet face pulled loose, or a tub surround separated from the wall, you’re in the right spot. Here’s what to do about it without throwing money at the wrong fix.
Which Sterling Models This Applies To
Sterling makes two product families that show up in San Diego additions and ADUs: the plumbing fixtures (Vikrell tubs, Performa showers, Ensemble surrounds) and the cabinetry lines that often get paired with them in a build. The compatibility gotcha most homeowners miss is that Vikrell units from 2010 and earlier used a slightly different drain flange height than current production. If you’re extending a bath into a new addition and want to match an older Sterling tub, the drain rough-in needs to be checked against the actual unit before the slab is poured, not after. The model number is on a label behind the front apron of tubs, or on the underside of a cabinet drawer box. For cabinetry, Sterling’s frameless boxes use 32mm hinge boring with a 1 3/8-inch door overlay, which means aftermarket hinges from Blum or Grass will fit only if they’re the same overlay spec. We default to OEM parts when the finish has to match exactly, and we use name-brand aftermarket hardware when the OEM piece is discontinued and color is not a factor.

Signs Your Sterling Home Additions & ADU Is Failing
- A door that binds at the top corner during summer months. San Diego’s coastal humidity and inland heat cycles cause framing to move. In Mission Valley and Santee, we see truss uplift that pulls interior doors out of square by August. The fix is usually a hinge adjustment or door trim reset, not a door replacement.
- Caulk separating at the tub-to-wall joint within a year of install. Sterling’s Vikrell tubs flex more than cast iron. If the unit wasn’t set in a mortar bed, the apron and long walls move under weight, and the flexible seal pulls away. The underlying fix is re-bedding the tub, not just recaulking.
- Drawer fronts on Sterling cabinetry loosening or pulling screws repeatedly. The factory screw holes in the drawer box sides were driven at high speed. Over time the threading in the composite core wallows out. We repair these with insert sleeves instead of re-tightening, which buys another five to seven years.
- Shower valve handle turning past the stop point or failing to hold temperature. Sterling pressure-balance cartridges wear out in hard-water areas. San Diego’s water runs 150 – 250 ppm of dissolved solids in East County, which roughly halves cartridge life compared to coastal soft-water zones.
- A cracked or sagging corner on a Sterling tub surround shelf. The corner shelves on some Ensembles were glued to the surround, not mechanically fastened. After a decade of shampoo bottles and humidity cycling, the adhesive fails and the shelf drops. This is a replace-the-surround situation, not a patch job.

AfterReplacement Cost & What’s Included
For a full Sterling home addition or ADU build, you’re looking at $53,100 – $153,400 in San Diego. The spread is driven by three things: whether you’re adding on a slab or over a crawlspace, the linear feet of plumbing and electrical you’re extending, and whether the jurisdiction (San Diego, Chula Vista, El Cajon, Oceanside) requires fire sprinklers or upgraded panel service. A smaller part repair, like a Sterling shower valve cartridge, a tub surround corner shelf, or a cabinet face rebuild, typically falls between $240 and $1,900 installed. Every quote we write includes the part, labor, disposal of the old piece, and a written price before we start. The number on day one is the number on the invoice. Our 365-Day Done Right Promise covers the workmanship and installed part: if something fails inside a year, we come back and fix it at no charge.

What you can safely check yourself: whether the caulk line is actually separated or just stained, whether a drawer front screw has stripped by backing it out and looking at the wood dust, and whether your Sterling model number matches the part you’re about to order online. What we’d rather you not do: pull a Vikrell tub off its surround, re-route plumbing inside a wall, or re-hang a cabinet that’s pulling out of drywall with anchors. The Anchors Fail Before the Wall Does rule is real, and nobody wants a cabinet full of dishes on the floor at 6 a.m. If the part involves water lines, drain connections, or anything under tension, call (619) 604-9624. We’ll send a background-checked technician in uniform, give you a written price, and if we tell you it’s a two-hour job, it’s a two-hour job.
FAQs

A properly set Sterling Vikrell tub will last 20 – 30 years in coastal San Diego, but hard water inland (El Cajon, La Mesa, Spring Valley) shortens valve and cartridge life to around 7 – 10 years. The tub shell itself holds up well; it’s the seals, cartridges, and shelf adhesives that age out first.
Call (619) 604-9624 and we’ll tell you whether your unit is at end-of-life or just needs a $300 cartridge swap. Estimates are free.
A hairline crack at a corner can be sealed, but it’s temporary and we say so up front. A structural crack through the Vikrell sheet, especially one that flexes when you press on it, means replacement. We don’t patch what’s going to leak behind the wall in eight months. Call (619) 604-9624 for an honest read, not a sales pitch.
Most Sterling tub-to-shower or surround replacements in the existing footprint take one day of demo and set, and a second day for drywall patch, trim, and caulk curing. If plumbing relocations are involved, plan for three days. You’ll get a written timeline with the quote, and we honor it.
We stock common Sterling pressure-balance cartridges, drain assemblies, overflow plates, and door hinge sets on our trucks across San Diego, including parts compatible with the Performa and Ensemble lines. Specialty pieces, like an exact-color shelf or a discontinued apron, come direct from our supplier network within three to five business days. We also carry parts and finishes for KraftMaid cabinetry, Cambria and Silestone countertops, so an addition or ADU can be finished to match without chasing three suppliers.
