Schluter Windows & Doors: The San Diego Owner’s Guide
If you’ve got a Schluter window or door that’s failing, here’s the straight answer: we stock and install Schluter-compatible replacement windows and doors across San Diego, with installed pricing typically running $5,310 to $17,700 depending on the unit and opening. Most owners discover the problem the same way: a door that suddenly drags against the frame, a window that won’t stay open, or condensation that shows up between the panes every winter morning. You’re not looking for a mystery diagnosis; you’re looking for a part that matches and a price you can hold us to.
We’re an independent San Diego contractor, not a Schluter factory service center. That matters because we have no incentive to sell you a full system when a single component will do the job.
Which Schluter Models This Applies To

Schluter’s window and door components break into two main compatibility groups: the older Kerdi-line frames (pre-2015, mostly in homes built during San Diego’s mid-2000s condo boom) and the newer Deco-line units with their integrated drainage channels. The quick way to identify what you have is to check the hinge side of the door or the bottom rail of the window. Schluter stamps a two-letter series code there: KD for Kerdi, DL for Deco, followed by a four-digit date code. If the stamp is worn off, measure the glass unit thickness. Kerdi frames take a 24mm glazing pack; Deco frames run 28mm. That 4mm difference is the single most common reason a “universal” replacement part doesn’t seat correctly.
OEM parts are fine, but for rollers, hinge sets, and locking hardware, quality aftermarket equivalents from Pamex and Truth hold up as well in our experience and ship faster. Seals and gaskets are the exception: go OEM there. Aftermarket gaskets for Schluter units tend to be slightly off on lip profile, and in a San Diego marine layer climate, a seal that’s 2mm off means fogged glass within a year. You’ll see the fog in Point Loma and Ocean Beach first, before inland neighborhoods like La Mesa or El Cajon.

Signs Your Schluter Windows & Doors Is Failing
- Door drags or catches on the bottom track. The roller assemblies on Schluter units typically fail at the 8 to 12-year mark, and what you’re actually seeing is the brass bushing inside the roller wearing into an oval. Lubricating it just delays the inevitable by a few weeks.
- Condensation between the panes. The seal around the glazing unit has failed and the gap is now breathing coastal air. There’s no field fix for this; the glass unit gets replaced, not the whole frame, which keeps the cost down.
- Handle spins without engaging the lock. The square spindle inside the handle set rounds off. This is a $25 part in most cases, and it takes longer to put a fresh cup of coffee down than it does to swap it.
- Window won’t stay open or slides back down. The spiral balance or block-and-tackle counterbalance is shot. On Schluter windows, the pivot shoe usually cracks first, which means the sash starts tilting forward slightly when open.
- Water staining on the interior sill after rain. Schluter’s drainage channel is part of the frame extrusion, and if the weep holes clog with San Diego’s spring dust and pollen, water backs up into the track and overflows inside. Clearing the weeps usually fixes it, but if the channel has deformed from heat exposure on a west-facing wall, the frame rail itself gets replaced.

AfterReplacement Cost & What’s Included

For San Diego, here are the numbers we quote most often, parts and labor included:
- Single window glass unit replacement (seal failure): $295 to $825
- Sliding door roller replacement: $165 to $390 per door
- Complete window replacement (mid-grade vinyl unit): $5,310 to $17,700 depending on size, glass package, and frame work
- Sliding patio door replacement: $3,540 to $10,030
What moves the number: whether the opening is standard or custom-sized, what the stucco or siding repair looks like around the frame, and whether you want a straight glass swap or a higher-efficiency low-E unit. Every quote we write includes the part, the labor, the haul-away, and a written price before we start. Not a range. Not a ballpark. The number you approve is the number on the invoice, and the work is covered by our 365-Day Done Right Promise: if something fails inside the guarantee period, we come back and fix it at no charge.
DIY or Call Us?
Windows and doors don’t carry the same danger as garage springs or electrical panels, so there are a few things you can safely check yourself. Clean the track. Clear the weep holes with a thin wire. Tighten any visible screws on the hinge plates. But the moment the part involves removing the sash, tensioning a balance, or pulling the glass unit, call us. A sash under tension can drop when the pivot releases, and a miscalculation on glass dimensions means you’ve paid for a unit you can’t use. Schluter frames are particular enough that we’ve seen plenty of well-intentioned DIY jobs end up costing double once the damaged track is factored in.
If it’s a roller, a lock, or a balance, most of these swaps take under an hour, and we’ll tell you before we start whether it’s worth doing at all or whether a full replacement makes more sense for a 20-year-old frame. Tell me what you need, I’ll tell you what it costs, and we’ll go from there. Call (619) 604-9624 and we’ll get you a written number.
FAQs

Expect 15 to 20 years on frames and 10 to 15 years on rollers, balances, and seals in the San Diego climate. Coastal exposure in places like Pacific Beach and Coronado shortens seal life by a few years compared to inland neighborhoods like Rancho Bernardo due to salt air and constant humidity cycling. If your unit is over 15 and you’re seeing multiple failures at once, replacing the unit often pencils out better than repairing it piece by piece. Call (619) 604-9624 and we’ll give you an honest read on which way to go.
Most mechanical failures, yes. A roller, lock spindle, or balance can be swapped without touching the frame. A failed glass seal cannot be field-repaired; the glazing unit gets replaced, but that’s still far cheaper than a full window. If the frame itself is cracked or warped from heat, repair isn’t worth it. The good news: we’ll tell you if a $200 repair fixes the problem before anyone reaches for a full replacement.
A roller, lock, or balance swap runs 30 to 60 minutes. A glass unit replacement takes a few days because the unit has to be fabricated to your exact dimensions, and then installation itself is about two hours. Full window or door replacements run a half day to a full day, depending on trim and stucco repair around the opening. We give you a real arrival window before the job starts, so you’re not waiting around wondering.
We stock the common wear items in our service van: rollers, hinge sets, lock spindles, and pivot shoes for Kerdi and Deco series units. Glass units and full frames are ordered per job, which usually takes three to seven business days in San Diego depending on the glass package. We also carry compatible hardware for KraftMaid, Cambria, and Silestone jobs where hardware ties in. If you need a specific part, call (619) 604-9624 and we’ll check the truck before our first visit.
If you want a written price before anyone lifts a screwdriver, that’s how we work. Every job gets a line-item quote, a real arrival window, and a 365-day guarantee in writing. Call us at (619) 604-9624 for a free estimate on your Schluter window or door repair, and you’ll get Trevor or someone from his San Diego team on the line, not a voicemail box.
