IKO Windows & Doors: The San Diego Owner’s Guide

If you have an IKO window or door that’s sticking, leaking, or refusing to close, the part you need is usually a balance, a hinge set, or a weather seal and we can match it, price it, and install it. Typical installed cost for IKO window and door hardware repair in San Diego runs $470 to $2,125 depending on the part and whether the frame itself has moved over time. Most owners discover the problem the hard way: a window drops shut, a patio door grinds on its track, or a draft appears at the latch side that wasn’t there last winter.

We’re an independent San Diego remodeling company, not affiliated with IKO. That said, we’ve pulled enough IKO sashes and door panels over the years to know which parts fail first, which ones can be swapped in an hour, and which ones signal a bigger problem behind the trim. Trevor Nash, our owner, spent two decades running crews across San Diego before starting Penhallow, and he still checks hardware compatibility himself on the oddball jobs no one else wants to touch.

Which IKO Models This Applies To

A remodeled family room with new windows and a window seat

The most common IKO windows we work on in San Diego are the vinyl single-hung and sliding lines, where the spring balance cartridge and the tilt latch are the usual wear points. On the door side, it’s the sliding patio and French door lines, where the rollers flatten, the multi-point lock bars drift out of alignment, and the weatherstripping on the sill compresses until water finds a path under the threshold.

Here’s the compatibility gotcha: IKO hardware changed between production years, so a balance from a 2015 sash will not seat correctly in a 2019 frame. The only reliable way to match the part is the manufacturing code etched on the edge of the sash or stamped on the hinge leaf, not the model name printed on the label. We ask you to send a photo of that code before we order, and we still bring two adjacent sizes on the truck because San Diego’s coastal swell shifts frames enough to change the fit by a couple millimeters.

On OEM versus aftermarket: genuine IKO balances and multi-point locks run $60 to $220 per assembly and usually match the original finish and hole spacing. A quality aftermarket equivalent costs 30-40% less and will carry a 1-year manufacturer warranty, but you trade away the exact color match and sometimes the smoothness of the original damped travel. We’ll show you both prices before you decide.

Signs Your IKO Windows & Doors Is Failing

  • The sash drops when you let go. This is almost always a spring balance that has lost tension or snapped internally. The window still seals, but it becomes a two-hand operation and the frame starts wearing from the uneven load.
  • The door grinds or catches mid-track. The rollers underneath a sliding IKO door flatten over time, especially in San Diego where sand and dust from coastal winds work into the track. You’ll hear it long before the door fails to move at all.
  • You feel a draft at the latch side. Weatherstripping shrinks after five or six south-facing summers. The lock still engages, but the seal no longer presses evenly against the frame. This is also the most common entry point for water during a winter storm.
  • The lock turns but never fully throws. Multi-point lock bars slip out of adjustment when the door panel settles. It’s the part homeowners most often mistake for a broken lock, when it’s actually the gearbox that needs re-timing.
  • Condensation builds between the glass panes. That’s a failed insulated glass unit, not a hardware issue, but we see it often enough on IKO units in humid pockets like Mission Valley and Point Loma. The fix is a replacement sash or a glass-only swap, not a new window.

Replacement Cost & What’s Included

A dining nook with a built-in banquette

In San Diego, IKO window and door part replacement runs from about $470 for a simple balance cartridge swap up to $2,125 for a full multi-point lock assembly with new weatherstripping and a frame adjustment. Most jobs land between $650 and $1,400. The driver is labor time: a tilt latch takes twenty minutes, while re-aligning a sliding door so all three lock points throw cleanly can take half a day.

Every quote includes the part, the labor, and the written guarantee that the fix holds. If it fails inside 365 days, we come back and make it right at no charge. That’s the Done Right Promise, in writing, on every job. You’ll also get a written price before we order anything, so the number we give you is the number on the invoice.

DIY or Call Us?

You can safely check the easy stuff: clean the track, tighten the visible hinge screws, and take a photo of the manufacturing code so you know which part you’re dealing with. What you should not do is remove the sash, unload a spring balance, or open up a multi-point lock yourself. Those parts are under serious tension and a balance that releases the wrong way will break a hand before you can react. Door panels are heavy, and a roller pin that slips while the door is off its track will send the glass to the floor.

We’re set up for this exact job. Tell me what you need, I’ll tell you what it costs, and we’ll go from there. We carry the most common IKO balances, tilt latches, roller sets, and multi-point lock kits on the truck, and we’re a phone call away at (619) 604-9624.
