GAF Home Additions & ADU: The San Diego Owner’s Guide

We plan, permit, and build home additions and ADUs in San Diego that work with GAF roofing and waterproofing systems from the first framing inspection to the final shingle. A full home addition in San Diego typically runs $53,100 – $153,400, and a detached ADU starts around $106,200. Most homeowners reach out after realizing their existing roof line, flashing, or underlayment was never properly tied into the original house, or after a building inspector flags the connection between old construction and new.

Here’s the thing most contractors won’t tell you until the project is halfway done: your GAF roof is only as good as the transition where new walls, dormers, or second-story framing meet it. We’ve torn off additions in Clairemont and La Mesa where water had been sneaking in at the roof-to-wall junction for years because someone skipped the step flashing. If you’re planning an addition or ADU in San Diego, the GAF system needs to be part of the conversation from day one, not an afterthought once framing is up.

Penhallow Remodeling San Diego is an independent general contractor. We’re not affiliated with GAF, but we’ve been building additions and ADUs under GAF roof systems across San Diego County long enough to know exactly where the failures happen and how to prevent them before they cost you a five-figure repair.

Which GAF Models This Applies To

When we tie a home addition into an existing roof, the GAF product line matters. GAF makes several shingle and underlayment systems, and they don’t all play the same way with new construction. The most common roofs we work with on San Diego additions are GAF Timberline HDZ and Timberline UHDZ architectural shingles, which are the workhorses on most homes built or re-roofed in the last 15 years. If your house has GAF Grand Sequoia or Camelot II shingles, the thicker profile changes how new flashings need to be set.

The identification is straightforward: look at the shingle edge. Timberline shingles have a distinctive shadow line and a slightly irregular sawtooth exposure pattern. Grand Sequoia shingles are noticeably thicker, almost a half inch at the butt edge. If you can still read a code printed on the shingle underside, even better. But honestly, you don’t need to climb a ladder and start prying shingles. We’ll identify the roof during the estimate walkthrough.

The real compatibility question for an addition or ADU is the underlayment layer. GAF’s newer systems use Deck-Armor or FeltBuster synthetic underlayment, which handles San Diego’s wet winters and hot dry summers differently than old felt paper. When we build new square footage, we match the new underlayment to what’s already there, or upgrade the whole roof-to-wall junction so the old and new sections expand and contract at the same rate. Different materials moving at different rates is how you get split shingles and lifted flashing five years down the road.

Signs Your GAF Home Additions & ADU Is Failing

  • Staining on the ceiling where the addition meets the original house. This is the classic tell. The addition’s roof plane or wall meets the old structure at a valley or step-flashing run, and water is getting behind the shingle layer at that exact seam. In San Diego we see it most after the first big winter rain.
  • Lifted or missing shingles along the new roofline within the first three years. New construction settles. If the addition’s framing dried out and shifted after the shingles went on, the shingles can’t move with it, and you’ll see tabs popping up or granule loss at the ridge and gable ends.
  • Daylight or gaps at the rake edge or fascia where old roof meets new roof. If the original fascia board is older Douglas fir and the new addition uses engineered lumber, they’ll move differently in San Diego’s dry heat. The GAF shingles can’t seal to a fascia gap, and wind-driven rain finds its way in.
  • Granules in the gutter concentrated right under the addition’s drip edge. New shingles shed excess granules in the first few months, but if you’re still seeing heavy granule accumulation after a year, something is rubbing or the shingles were walked on too hard during the addition’s roof tie-in.
  • Musty smell in the new room after rain, even with no visible stain. This usually means water is getting into the wall cavity at the roof intersection and evaporating inside. By the time you see a stain, the sheathing behind the drywall has already been wet for months.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

The lead range for this page reflects the full scope: $53,100 – $153,400 for a home addition in San Diego, with detached ADUs running $106,200 – $259,600 and garage conversions landing between $35,400 and $94,400. What drives the number up or down is square footage, whether you’re going out or up, kitchen or bath plumbing, and how much of the existing GAF roof needs to be disassembled and re-flashed.

When we price a GAF-tied addition or ADU, the written number includes the full roof integration: step flashing, valley metal, underlayment match, shingle tie-in, and ridge venting. You’ll see the line item for it on the proposal. If you’ve been burned by a contractor who priced the framing and then “discovered” the roof work later, that won’t happen with us. We write the price before work starts, and the number on day one is the number on the invoice.

Scope San Diego Price Range
Home Addition (full scope) $53,100 – $153,400
ADU Construction (detached) $106,200 – $259,600
Garage Conversion $35,400 – $94,400
Roof Replacement (if full re-roof needed) $9,440 – $23,600
Roof Repair (localized flashing or shingle fix) $470 – $2,125

Every project carries the 365-Day Done Right Promise in writing. If the roof tie-in fails or the addition shifts and the flashing pulls within a year, we come back and fix it at no charge. That’s not a verbal promise. It’s in the contract.

DIY or Call Us?

There’s a small window of things you can do without calling us. Look at the ceiling where the addition meets the older part of the house after a rain. Look at the shingles along the ridge and gable ends from ground level with binoculars if you have them. Check the gutters for granule buildup. That’s your inspection.

What you should not do is get on the roof and start pulling shingles, especially on a two-story addition. Roof work on a sloped surface, working around the edge of a new dormer or second-story wing, is genuinely dangerous. A fall from even a single-story addition roof in San Diego will put you in the hospital. And if you lift a shingle and don’t reseal it correctly, you’ve just created the exact leak you were worried about. If you see signs of trouble, call us at (619) 604-9624. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.
