CGI Roofing: The San Diego Owner’s Guide

If you’ve got a CGI roof part that’s cracking, leaking, or pulling loose, here’s the straight answer: we source and install CGI-compatible roofing components across San Diego, with most replacement parts and labor running between $470 and $2,125 depending on the component and roof access. Most owners discover the problem the same way – a water stain on the ceiling after a winter storm, or a tile that slid out of place and landed in the yard. Call (619) 604-9624 for a written quote before any work starts.

CGI roofing systems are built for coastal exposure, and San Diego’s salt air and UV load test them daily. We’ll match your failed part to the correct CGI series, quote you a written price, and send a background-checked, uniformed technician who will leave the site cleaner than we found it. That’s how we’ve operated under The Kingswell Way since 2004.

Which CGI Models This Applies To

An open living space after a whole-home remodel

CGI manufactures several roofing product lines, and the part you need depends on which one sits on your house. We most commonly service the CGI Stone-Coated Steel lines (including the classic shake and tile profiles), the CGI Standing Seam panels, and the CGI Batten/Lock systems. Each uses different fasteners, flashing profiles, and underlayment specs, and the parts do not interchange between lines. A stone-coated steel shake clip will not seat correctly on a standing seam panel, and forcing it risks the waterproofing layer beneath.

Here’s the compatibility gotcha most San Diego homeowners hit: CGI’s stone-coated steel tiles from the 1990s and early 2000s used a slightly different nose profile than current production. If you’re patching an older roof, we confirm the vintage before ordering so the replacement tile locks in tight rather than sitting proud against its neighbors. For standing seam, we measure the seam spacing (typically 12″, 16″, or 18″) before matching panels. OEM parts are the safest bet for warranty retention and color-match, but for out-of-production profiles, we work with a network of quality aftermarket fabricators who match the gauge and profile precisely. We’ll tell you which route makes sense for your roof and why, in plain terms, before any money changes hands.

We’re an independent service provider and not affiliated with CGI. That means we tell you what the part costs and what the install costs, without steering you toward a proprietary upsell. Alongside CGI-compatible roofing, we also stock parts for trade brands like KraftMaid, Cambria, and Silestone, so the same written-price standard applies across the scope of work we handle.

Signs Your CGI Roofing Is Failing

  • Water staining on ceilings or walls after rain. This usually means a flashing point or underlayment seam has failed. On stone-coated steel, the top layer can look fine while the waterproof envelope underneath has opened up. In San Diego’s winter storm bursts, even a small breach moves a lot of water fast.
  • Loose, lifted, or missing tiles after wind events. Santa Ana gusts find weak clips quickly. When a stone-coated steel tile lifts, the foam backing has usually degraded. A missing tile leaves the batten and underlayment exposed to UV, which accelerates further failure.
  • Visible rust streaks down the roof slope. Small scratches or failed edge coatings let salt air reach the steel core. San Diego’s marine layer means rust starts faster here than it would inland, especially within two miles of the coast. Early treatment is far cheaper than panel replacement.
  • Granules collecting in gutters. Stone-coated steel sheds its stone granules as the coating ages. A cupful after a storm is normal for an older roof. A continuous line of granules at every downspout means the coating is nearing the end of its life and the steel is losing its protective layer.
  • Fastener backs out or visible screw heads popping. Thermal expansion and contraction works fasteners loose over time. On standing seam, a backed-out screw is a direct water path. If you can see screw heads from the ground, they’re already too far out.

Replacement Cost & What’s Included

A remodeled living room with built-in shelves around the fireplace

In San Diego, CGI-compatible roofing repair and part replacement typically runs $470 – $2,125 installed. The range comes down to three things: which component failed, how much roof access work is involved, and whether the underlying substrate needs attention.

  • Tile or shake replacement (single or small section): $470 – $945. Includes matching the profile, securing the replacement, and resealing the surrounding area.
  • Flashing repair or replacement: $590 – $1,180. Chimney, valley, and pipe boot flashing are the most common failure points on any CGI system.
  • Standing seam panel replacement: $825 – $2,125. Depends on seam spacing, panel length, and whether we’re matching an active or discontinued profile.
  • Underlayment patch or seam repair: $710 – $1,415. The hidden layer that actually keeps water out. Often the real fix when the surface looks fine.

Every price is written down before work starts. The number on day one is the number on the invoice. That includes the part, the labor, the cleanup, and our 365-Day Done Right Promise: if the repair fails inside a year, we return and fix it at no charge. Free second visit, no service call fee, no re-inspection fee. It’s the Kingswell standard and it’s been that way since 2004.

DIY or Call Us?

Walking a roof in San Diego is not a weekend project, and I’ll say that plainly. A steep pitch plus a damp morning marine layer is how people end up in urgent care. The genuine safety line is this: you can check from the ground with binoculars, and you can clean your gutters from a ladder with a spotter. What you should not do is walk a CGI roof to inspect or patch it yourself. The stone-coated surface hides soft spots, and one wrong step on a concealed weak point puts you through the deck.

There’s also a practical reason to call us: matching a CGI part correctly requires measuring the profile, checking the vintage, and knowing which fasteners the system calls for. A generic roofing nail in the wrong seam can void your remaining warranty and start the leak all over again. Tell me what you need, I’ll tell you what it costs, and we’ll go from there. Call (619) 604-9624 and you’ll get a real person, not a voicemail maze.
