Boxabl Bathroom Remodeling: The San Diego Owner’s Guide
If your Boxabl bathroom is showing its age or a fixture has failed outright, we can bring it back to better-than-new condition without the month-long construction circus. A Boxabl bathroom remodel in San Diego typically runs $10,620 to $33,040, depending on scope, material choices, and how much of the original Boxabl build you want to replace. Most owners discover the need when a shower pan starts flexing, a vanity swells from coastal humidity, or the factory plumbing fittings begin seeping behind the wall.
We’re an independent San Diego remodeling contractor, not affiliated with Boxabl. That said, we’ve worked on enough of these units to know where they’re built well and where they fail first. Trevor Nash has walked through plenty of Boxabl bathrooms across San Diego County, and the pattern is consistent: the shells hold up fine, but the interior finishes and plumbing connections were never designed for daily use in a marine climate.
Which Boxabl Models This Applies To

Every Boxabl Casita ships with a single bathroom built around a compact footprint, typically 5′ x 8′ or 5′ x 9′ depending on the configuration year. The bathroom comes from the factory with a fiberglass shower enclosure or a basic tub-shower combo, a 24-inch vanity, a low-flow toilet, and lightweight vinyl flooring over a plywood substrate. We’ve remodeled bathrooms in Boxabl units delivered as early as 2021 and as recently as this year’s production runs.
Here’s the compatibility detail most owners miss: Boxabl uses non-standard plumbing rough-in measurements in some production batches. The toilet flange can sit slightly off from the standard 12-inch centerline, and the shower drain location varies by up to 2 inches from what off-the-shelf shower pans expect. Before you order any replacement fixtures online, measure your actual rough-in dimensions. If you’re not sure how, call us at (619) 604-9624 and we’ll walk you through it or come measure for free.
On the OEM-versus-aftermarket question: Boxabl’s factory fixtures are functional but basic. When we remodel these bathrooms, we typically replace them with recognized trade brands like Kohler, Moen, and Toto, which outperform the originals and carry their own warranties alongside ours. The Boxabl frame and wall panels don’t need special treatment, but the shower waterproofing absolutely does, and that’s where our approach differs from a handyman with a caulk gun.

Signs Your Boxabl Bathroom Remodeling Is Failing
- Flexing shower pan. If the shower floor gives slightly underfoot, the factory pan wasn’t properly bedded in mortar, or the subfloor beneath has started softening. In San Diego’s coastal zones, trapped moisture accelerates this fast.
- Swelling vanity base or door edges. The factory vanity is MDF with a vinyl wrap. Humidity from showers eventually gets in at the seams and the material swells. Once it’s visibly puffed, it’s not coming back.
- Musty smell that comes back after cleaning. That’s moisture behind the wall panels or under the flooring. Boxabl’s original bathroom lacks the ventilation many San Diego homes need in spring and summer, and trapped humidity feeds mold.
- Leaking at the toilet flange or supply lines. The factory uses compression fittings and lightweight supply lines. We’ve replaced enough of them to know they’re the first thing to seep, usually within two to three years of daily use.
- Wall panel separation at shower corners. The interior shower surround is joined at the corners with sealant, not waterproof backer board. Once the sealant fails and water migrates behind the panel, you’re into the wall cavity, and that’s not a caulk job.

AfterReplacement Cost & What’s Included

A full Boxabl bathroom remodel in San Diego runs $10,620 to $33,040. That covers demolition of the factory finishes, installation of cement board substrate (the moisture-resistant layer behind your tile), new flooring, a new shower or tub system, a new vanity, updated plumbing fixtures, lighting, and paint. The spread comes down to material grade: a standard acrylic shower surround lands at the lower end, while a custom tile shower with a Kohler fixture package and quartz-topped vanity pushes toward the upper end.
The written price we give you before any work starts is the number on the invoice. No change orders because we measured wrong, no surprise line items on demo day. Our 365-Day Done Right Promise backs every Boxabl bathroom remodel: if anything we touched fails within a year, we return and make it right at no charge. That promise is in writing, and we don’t waive it for Boxabl projects, ADUs, or any other job.
DIY or Call Us?
The plumbing in a Boxabl bathroom shares walls with the electrical runs for the whole unit. Opening a wall panel without checking what’s behind it can mean hitting a wire, and cutting into the wrong spot around the shower means water gets where it shouldn’t. We’re not going to hand you instructions that risk that. What you can safely do yourself: tighten exposed supply connections with a wrench, replace a showerhead, and check whether the exhaust fan is actually venting outside rather than into the wall cavity.
Beyond those basics, a Boxabl bathroom remodel is not a weekend project. The factory build doesn’t use standard drywall and stud framing in the same way a stick-built home does, so the repair sequence is different and the sealant systems matter more than they would in a traditional house. If you’re seeing any of the failure signs above, call (619) 604-9624 and we’ll take a look for free. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.
FAQs

Factory fixtures and finishes in a Boxabl bathroom typically show meaningful wear in 3 to 6 years of full-time use, especially in San Diego’s coastal humidity where the vanity and sealing fail sooner. The structural shell lasts far longer, but the interior plumbing connections and shower waterproofing are the weak points. Call (619) 604-9624 if you’re seeing early warning signs; catching moisture at the first signs costs far less than a full gut.
Sometimes, yes. If the failure is isolated, say a leaking supply line or a failing exhaust fan, we repair just that and write the guarantee for that specific repair. But when water has been migrating behind panels, partial repairs don’t hold, because the substrate (the moisture-resistant layer behind your tile or surround) is already compromised. We’ll tell you honestly which situation you’re in.
A full Boxabl bathroom remodel typically takes 2 to 4 weeks, depending on whether we’re replacing the shower with tile or installing a pre-fabricated acrylic system, and whether the subfloor needs replacing. We give you a real arrival window before work starts and we keep the job site clean throughout. Your unit stays livable during most of the process, though the bathroom itself is down for the duration.
We stock universal-fit plumbing fittings, valves, supply lines, and shower components that work with Boxabl’s rough-in dimensions, plus we keep Kohler, Moen, and Toto fixtures in regular rotation. What we don’t stock are the factory MDF vanities and lightweight shower pans, because we deliberately replace those with something built to last in San Diego. We also work with KraftMaid cabinetry, Cambria and Silestone countertops when a Boxabl owner wants a bathroom that feels less factory and more permanent.
