How Much Does ADU Construction Cost in San Diego?

ADU construction in San Diego typically costs between $106,200 and $259,600 for a complete accessory dwelling unit in 2026, with most homeowners landing around $165,000 for a standard one-bedroom unit of roughly 500 to 750 square feet. That figure includes permits, architectural drawings, utility connections, finishes, and labor. You’ll land on the lower end with a conversion of existing space (like a garage) and on the higher end with a detached, ground-up build using custom finishes.

We’re Penhallow Remodeling San Diego. Trevor Nash leads our team, and we’ve been writing prices down before the first tool comes off the truck since we started. If you’re thinking about an ADU, you’ll want to know exactly what drives the number on that written estimate. Here’s the full breakdown, plain and straight.

ADU Construction Cost Breakdown (2026)

Here’s what a typical ADU project in San Diego costs, broken into line items. These are real ranges we see across the county, from Chula Vista up to Oceanside and everywhere between.

Cost Component Typical Range (San Diego, 2026) Notes
Architectural & engineering drawings $8,000 – $18,000 Includes site plan, structural calcs, and Title 24 energy compliance
Permits & impact fees $6,000 – $25,000 San Diego development impact fees vary by neighborhood and unit size
Site prep & foundation $15,000 – $35,000 Slab-on-grade is standard; hillside lots in areas like Mission Hills run higher
Framing & structure $20,000 – $45,000 Detached units cost more than attached or garage conversions
Plumbing rough-in & fixtures $12,000 – $25,000 New sewer lateral or water meter adds cost
Electrical rough-in & panel $8,000 – $18,000 Panel upgrade from 100A to 200A adds $3,000 – $6,000
HVAC (mini-split or ducted) $6,000 – $14,000 Ductless mini-splits are the common choice for ADUs under 750 sq ft
Drywall, insulation & paint $8,000 – $16,000 Includes Title 24 insulation requirements
Flooring $4,000 – $10,000 LVP runs lower; hardwood or tile runs higher
Kitchen & bath finishes $15,000 – $35,000 Cabinetry, countertops, fixtures, tile, vanity
Appliances $3,000 – $8,000 Compact kitchen appliances are smaller but not always cheaper
Doors & windows $3,000 – $8,000 Egress windows required in sleeping areas
General contractor overhead & profit 15% – 20% of total Built into the written price, not tacked on later

Now, what moves the number on either side of those ranges? A few things matter more than anything else in San Diego. Detached ADUs cost more than attached conversions because you’re paying for four walls, a full foundation, and separate utility runs. A garage conversion typically comes in between $106,200 and $177,000 because the shell already exists. A ground-up detached unit usually starts around $150,000 and climbs from there.

Slope drives cost too. In neighborhoods like Point Loma, Mission Hills, and parts of La Mesa, hillside foundations require additional engineering, retaining work, and sometimes pier drilling. Flat lots in areas like Clairemont or Mira Mesa skip that expense entirely.

Finish level is the other big lever. A rental-ready ADU with stock cabinetry, laminate counters, and basic appliances costs far less than a unit with KraftMaid cabinetry, Cambria quartz countertops, and Kohler fixtures. Both are good options. One just has a bigger number on the written price.

What Affects ADU Construction Pricing in San Diego

  • Detached vs. attached vs. conversion. The single biggest pricing factor. Detached units require full foundation, four-sided framing, and separate utility connections. Attached ADUs share one wall and some utilities. Garage conversions reuse the existing slab and structure, which is why they land at the bottom of the range.
  • Lot slope and soil conditions. San Diego’s coastal mesas and canyon-adjacent neighborhoods mean many lots have grade changes. A sloped lot in Point Loma or Encinitas can add $15,000 to $40,000 in foundation and engineering costs compared to a flat lot in Poway or Santee.
  • Utility connection distance. If your ADU sits 80 feet from the main sewer line and the water meter is on the opposite side of the house, trenching and connection costs go up. New water meters from the City of San Diego currently run several thousand dollars before labor.
  • Permit and impact fees by jurisdiction. The City of San Diego charges development impact fees per square foot for ADUs, and the total varies by neighborhood planning area. Coastal zone projects in places like La Jolla or Pacific Beach face additional Coastal Commission review, which adds time and cost.
  • Finish selections. Cabinetry line, countertop material, flooring type, and fixture brands move the number by $15,000 to $40,000 on a typical ADU. We install KraftMaid and Wellborn cabinetry, Cambria and Silestone quartz, and Kohler or Moen fixtures. Each carries its own manufacturer warranty, layered on top of our written guarantee.
  • Panel and electrical capacity. Many San Diego homes built before 1990 still have 100-amp panels. An ADU with a mini-split, electric range, and laundry often pushes you over capacity, requiring a panel upgrade. That’s an additional $3,000 to $6,000 on the written price.

We work with homeowners across San Diego County on ADU construction in San Diego, and we’ve learned that the best way to avoid surprises is to price the job properly up front. That’s why we put the number in writing before any work begins. Not a range, not a ballpark. A written price.

How to Save on ADU Construction

You can bring an ADU project in at the lower end of the San Diego range without cutting corners that come back to bite you. Here’s how:

  • Convert the garage instead of building new. A garage conversion in San Diego typically runs $106,200 to $177,000, compared to $150,000 and up for a detached build. The slab, framing, and roof already exist. You’re paying for finishes, utilities, and the conversion work, not the shell.
  • Keep the footprint under 750 square feet. San Diego allows one-bedroom ADUs up to 850 square feet. Every square foot beyond your actual need adds structure, drywall, flooring, and HVAC load. A 650-square-foot unit costs noticeably less than an 850-square-foot unit.
  • Use a ductless mini-split for heating and cooling. Running ductwork through an ADU adds labor and eats ceiling space. A mini-split system costs $6,000 to $9,000 installed and handles San Diego’s climate well. It’s the standard choice for most ADUs we build.
  • Choose stock cabinetry and standard tile. Semi-custom cabinetry and large-format tile push costs up fast. Stock cabinet boxes with good hardware and standard subway tile look clean and hold up fine in a rental or guest unit.
  • Plan for panel capacity early. If you need a panel upgrade, finding out during the estimate phase means it’s in the written price from day one. Finding out mid-project means a change order. We handle this by reviewing your electrical load during the initial walkthrough, so the written number already includes it.
  • Keep plumbing fixtures near one wall. A bathroom and kitchen that share a wet wall reduce rough-in labor and material. Every foot of additional pipe run in an ADU costs money in both materials and labor hours.

The best way to get a real number for your specific project is to have someone walk the property and write it down. That’s what we do. If you’d like a written price for an ADU on your San Diego property, call (619) 604-9624. The estimate is free, and the number we give you is the number you’ll see on the invoice.

How Long Does ADU Construction Take in San Diego?

Plan on 6 to 12 months from the first design conversation to final inspection for a typical detached ADU in San Diego. Garage conversions and attached units usually finish in 4 to 8 months. The permitting phase at the City of San Diego runs 2 to 4 months for standard ADU applications, and that clock starts before any construction begins.

Coastal zone properties in places like La Jolla, Point Loma, and Pacific Beach can add extra review time. If your property falls under a community planning group or historical review, budget additional weeks. We give every client a defined arrival window before the project starts, and we hold to it. That’s part of how we operate under The Kingswell Way, which has been our standard since 2004: say the price before the work, show up in the window we gave, leave the place cleaner than we found it.

San Diego ADU Regulations Worth Knowing

San Diego has been friendlier to ADUs than most California cities since the statewide ADU laws went into effect, but there are still rules that affect your project’s cost and timeline.

Setbacks. Detached ADUs in San Diego can typically be built within 4 feet of side and rear property lines, matching state standards. That square footage doesn’t count toward your lot coverage the way a full addition would.

Height limits. Detached ADUs can go up to 16 feet tall by right, and 18 feet if within a half-mile of transit. If you’re going two stories, that’s an attached ADU situation or a custom design review, both of which change the price.

Fire sprinklers. If your primary home has fire sprinklers, the ADU needs them too. If the primary home doesn’t have them, the ADU generally doesn’t require them unless it’s a detached unit over 1,000 square feet or exceeds other thresholds. This one detail can move the budget by $5,000 to $12,000.

Owner occupancy. As of recent changes, San Diego does not require owner occupancy for ADUs permitted before January 1, 2025. Units permitted after that date face a limited owner-occupancy window under state law. If you’re building an ADU as a rental, this matters for your timeline.

Coastal zone restrictions. Properties west of Interstate 5 in many areas fall under Coastal Commission jurisdiction. That doesn’t mean you can’t build. It means additional review time and potentially additional fees. Budget an extra 2 to 4 months in the coastal zone.

If all of that sounds like a lot, it is. A good general contractor manages it for you. We pull permits, coordinate with the city, handle the inspections, and keep you informed without dumping the paperwork on your kitchen table. Our home remodeling team works the same way on kitchens, baths, and whole-home projects throughout the county.

ADU Construction vs. Home Addition: Which Costs More?

An ADU is generally the more affordable way to add living space in San Diego, and it’s the only option that produces rentable square footage. A detached ADU at $165,000 gets you a complete independent living unit with kitchen, bath, and separate entrance. A home addition in San Diego runs $53,100 to $153,400, and while that’s a similar or lower number on paper, you’re typically adding a bedroom or great room, not a self-contained unit.

The real difference is what you can do with the space. An ADU generates rental income. A primary-home addition doesn’t. In San Diego’s rental market, a one-bedroom ADU in neighborhoods like North Park, Normal Heights, or City Heights rents for $1,800 to $2,400 per month. A unit near UCSD or SDSU can push past $2,800. That means an ADU at $165,000 can pay for itself faster than any other construction project on your property.

If you’re trying to decide between the two, the right answer usually comes down to your long-term plan. If you want rental income or a place for aging parents, build the ADU. If you want more space for your own family, a home addition makes more sense. We’ve done both, and we’ll give you the numbers for each before you decide.

Can You Build an ADU for Under $100,000 in San Diego?

Rarely, and only in specific circumstances. A small garage conversion under 400 square feet with basic finishes can sometimes come in between $80,000 and $99,000 if the existing structure is sound, the electrical panel has capacity, and the plumbing ties in close to the main line. But that’s the floor, not the average.

Detached new construction under $100,000 essentially doesn’t happen in San Diego in 2026. Foundation, framing, utility connections, and permits alone eat most of that number before you pick a single finish. Any contractor who quotes you a detached ADU for $75,000 is going to hand you change orders once the project starts.

We’d rather tell you the real number up front. It’s always been how we work. Trevor Nash has run Penhallow Remodeling San Diego on one simple promise: the price we write down before the job is the price on the final invoice. No surprises, no “oh, we found something” phone calls that add thousands. If we find an issue mid-project, we tell you what we found and what it costs before we touch it, and the original written price still stands for everything else.

FAQs – ADU Construction Cost

How much does a 1-bedroom ADU cost in San Diego?

A one-bedroom ADU in San Diego typically costs $130,000 to $210,000 for a detached unit and $106,200 to $160,000 for a garage conversion in 2026. The spread comes down to finishes, site conditions, and utility connection distances. Call (619) 604-9624 to get a written price for your specific property.

Is it cheaper to convert a garage or build a new ADU?

Converting a garage is cheaper, running $106,200 to $177,000, compared to $150,000 to $259,600 for a detached ground-up build. The garage already has a slab, walls, and a roof. You’re paying for conversion work, utilities, and finishes rather than the entire shell. The tradeoff is ceiling height and sometimes layout constraints.

How much does a 2-bedroom ADU cost in San Diego?

A two-bedroom ADU in San Diego typically runs $185,000 to $280,000 for a detached unit in 2026. Two-bedroom units require more square footage (up to 1,000 square feet allowed under state law), which means more foundation, more framing, more of everything. It’s the same reason a two-bedroom ADU rents for more: bigger units cost more to build and earn more back.

Do ADU permits cost a lot in San Diego?

ADU permits in San Diego, including impact fees, typically run $6,000 to $25,000 depending on unit size and neighborhood planning area. Coastal zone projects add review fees. We handle the entire permit process as part of our written price, so the permit fees are in the number before you sign anything.

How long does it take to build an ADU in San Diego?

Plan on 6 to 12 months for a detached ADU and 4 to 8 months for a garage conversion in San Diego, from design to final inspection. Permitting alone takes 2 to 4 months. Coastal properties add time. We give every project a defined arrival window and hold to it, so you’ll know the timeline before we start.

Can an ADU pay for itself with rent in San Diego?

At $165,000 construction cost and $2,000 to $2,400 monthly rent, a San Diego ADU pays for itself in 6 to 7 years on rental income alone, not counting property value appreciation. In high-demand rental areas near universities or hospitals, the payback period shortens. Many of our clients build ADUs specifically as income properties, and the math works in most San Diego neighborhoods.
