PGT Roofing: The San Diego Owner’s Guide

We stock and install PGT-compatible roofing parts in San Diego, with most replacements running $470 – $2,125 installed depending on the part and access. If you’re calling us, it’s usually because you spotted a stain on the ceiling after the last big rain, a shingle or tile in the yard, or a section of flashing that pulled loose in a Santa Ana wind. PGT roof systems are built for Florida-grade hurricanes, but San Diego’s coastal salt air and steep canyon exposures create their own wear patterns, and we see them every week.

Penhallow Remodeling San Diego is an independent contractor. We’re not affiliated with PGT, but we’ve installed enough of their roofing and window products across San Diego to know their fastening systems, sealant details, and what tends to fail first in this climate.

Which PGT Models This Applies To

A home office with a built-in desk and shelves

When someone says “PGT roofing” in San Diego, they’re usually talking about one of three things: PGT impact-rated roof windows and skylights, PGT’s WinGuard or Premier line integrated into a roof-to-wall transition, or PGT flashing and anchoring components that tie their impact windows and doors into the roofline. The part that fails is rarely the glass or the frame itself. It’s the roofing material around it.

The compatibility gotcha with PGT products is the flange profile. PGT’s impact-rated units ship with a specific nailing fin or mounting flange, and it doesn’t match standard off-the-shelf flashing from a big-box store. If a roofer slaps generic step flashing around a PGT skylight, the water path changes and you’ll be back on the phone within a season. We match the flashing to the actual PGT series, not a guess. The label you need is on the inside of the frame, upper right corner, etched into the glass or stamped on the spacer bar. A photo of that label saves a service visit.

For sealants, PGT installations call for a neutral-cure silicone or a urethane sealant rated for coastal exposure. Cheap latex caulk fails within 18 months in San Diego’s UV and salt air. If you’re deciding between OEM PGT replacement parts and a quality aftermarket equivalent, the honest answer is this: glass and frame components should stay OEM because the impact rating depends on the engineered assembly. Flashing, counter-flashing, and sealant can be high-grade aftermarket as long as the metal is minimum 26-gauge galvanized or a marine-grade stainless, and the sealant is UV-stable.

Signs Your PGT Roofing Is Failing

  • Water staining in the ceiling corner nearest a skylight or roof window. This usually means the sealant bond between the PGT curb and the roofing underlayment has let go. Water travels sideways before it drips, so the stain is often twelve to eighteen inches from the actual gap.
  • Lifting or curling flashing around the roof edge where a PGT impact unit meets the deck. Wind-driven rain off the Pacific gets under any flashing with even a small gap, and once it starts lifting, it keeps lifting. The fix is often a simple re-secure and re-seal, not a full replacement.
  • Granules from the surrounding shingles collecting in gutters right below a PGT roof window. The shingles adjacent to any roof penetration fail first because the intersection creates a water slow point. San Diego’s hot-dry summer then wet-winter cycle accelerates granule loss in that exact zone.
  • Condensation inside a PGT skylight between the panes. This means the sealed unit has lost its gas fill and the desiccant is saturated. It’s not a roofing leak, but it is a failed PGT component, and it won’t fix itself. The unit gets replaced, not reglazed, in most San Diego installations.
  • Loose or missing fasteners around the roof-to-wall transition near PGT doors. Thermal expansion of metal flashing and wood framing happens at different rates here. By mid-October, before the first real winter storm, you want those fasteners tight and the sealant bead intact.

Replacement Cost & What’s Included

An open living space after a whole-home remodel

PGT-related roofing repair in San Diego runs $470 – $2,125 installed for most jobs. A flashing re-seal and re-secure around a single PGT roof window sits at the low end. A full skylight unit replacement with new curb flashing, underlayment tie-in, and sealant runs toward the high end. What drives the number up: roof pitch over 6:12, a two-story access with no lower roof, tile or standing seam surrounding the penetration, and coastal corrosion on the existing fasteners.

Parts and labor are itemized separately on our written quote. You get the price before we start, not after we’re into the decking. Every repair carries our 365-Day Done Right Promise: if the same leak or failure returns inside a year, we come back and make it right at no charge. Written, not verbal. That’s the Kingswell standard we’ve operated under since 2004.

DIY or Call Us?

What a homeowner can safely do: photograph the label we mentioned, clear debris from the roof window’s drainage channels, and check the interior for staining. That helps us quote the job faster. What we’d steer you away from: getting on a San Diego roof without proper fall protection, or regluing flashing with a caulk gun and hope. Most PGT roof failures are water-intrusion issues. A bad temporary patch hides the leak until the sheathing rots, and by then the repair bill has tripled.

Roof work is steep, heights are unforgiving, and water is patient. If you’re not comfortable on a ladder with a tool belt, call us. If you are, also call us, because the written price is free either way. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.
