Moen Home Additions & ADU: The San Diego Owner’s Guide
If you’re planning a home addition or ADU in San Diego and want Moen fixtures throughout, we can source and install them as part of your project. A full addition runs $53,100 – $153,400, while a detached ADU typically lands between $106,200 and $259,600 depending on size, site prep, and finish level. You’re likely here because a previous contractor quoted you one number, then found “unexpected conditions” after demo day. That’s not how we work. You get a written price before anyone swings a hammer, and that price includes the Moen fixtures specified in your plan, not a bait-and-switch swap for something cheaper.
Penhallow Remodeling San Diego is an independent contractor. We’re not affiliated with Moen, but we’ve been installing their fixtures across San Diego for years, from kitchen faucets in Mission Hills condos to full shower systems in Balboa Park-adjacent remodels. We know which lines hold up to San Diego’s hard water and which ones fight you during install.
Which Moen Models This Applies To

Moen’s lineup splits into three tiers that matter for an addition or ADU: the Chateau and Brantford lines (entry-level, commonly used in rental ADUs and garage conversions), the Align, Voss, and Genta lines (mid-range, the sweet spot for most San Diego homeowner additions), and the Arlo, Weymouth, and Rothbury lines (higher-end, often specified for primary-suite additions and attached ADUs with a full bath).
Here’s the compatibility gotcha most homeowners don’t catch until it’s too late: Moen changed their cartridge design between the older 1225 and the current 1222/1255 Duralast system. A faucet or shower trim bought for a 1225 valve body will not fit a 1222/1255 rough-in valve without an adapter. If you’re buying fixtures yourself for a new addition, check the valve behind the wall before you order trim. If we’re doing the rough-in, we spec matching valves and trim from day one so you never hit this.
For the money, we steer most San Diego clients toward OEM Moen cartridges and trim over aftermarket generics. The aftermarket parts often fit, but the ceramic disc tolerances are looser, and in a new ADU where you can’t easily fix a drip behind a tiled wall, the $30 you save isn’t worth the callback. The one exception: Moen’s own 1222 replacement cartridges are the only part we’ll accept as “equivalent,” since Moen sells them direct and they carry the same lifetime warranty.

Signs Your Moen Home Additions & ADU Is Failing
Most people don’t discover a fixture problem until the drywall is up and the invoice is paid. Here’s what we see on service calls to recent additions and ADUs across San Diego:
- Low water pressure at a single fixture, not the whole house. This usually means the Moen cartridge screen or the aerator is clogged with sediment or scale. San Diego’s water is hard enough that a cartridge can collect enough mineral buildup in 18 months to cut flow noticeably.
- Water temperature swings while you’re showering. The pressure-balancing spool inside the Moen valve is sticking or starting to fail. It’s not the water heater; it’s the valve doing exactly what it was designed to prevent.
- A slow drip from the tub spout or showerhead after the water’s off. The ceramic disc cartridge isn’t sealing fully. On a new ADU, that’s a warranty issue. On an older addition, it’s a $20 part and about an hour of labor.
- Handle feels loose, wobbly, or turns past its normal stop point. The handle adapter or the limit stop has worn. Left alone, this leads to over-rotation and a stripped cartridge stem.
- Discolored water or a metallic taste from one fixture only. The internally threaded connections or the supply lines are corroding. This is more common on ADUs plumbed with old galvanized stubs than on new PEX runs.
If any of these sound familiar, call us at (619) 604-9624. We’ll tell you whether it’s a ten-minute fix or a valve body that needs to be opened up, and we’ll put that in writing before we touch anything.

AfterReplacement Cost & What’s Included

For a full home addition or ADU project that includes Moen fixtures, the numbers break out like this in San Diego:
- Home addition: $53,100 – $153,400 depending on square footage, foundation work, and whether you’re adding a kitchen, bath, or just living space.
- ADU construction: $106,200 – $259,600. Site work (grading, utility trenching, retaining walls) drives this range more than anything else. A flat lot in Clairemont costs less to build on than a hillside in La Mesa.
- Kitchen remodel inside the addition: $16,520 – $53,100. Moen faucets and pot fillers are a small line item here; cabinet and countertop choices move the needle.
- Bathroom remodel inside the addition: $10,620 – $33,040. Moen shower valves, trim, and tub fillers are typically $300 – $900 in parts depending on the line you choose.
Every number above includes labor, materials, permits when needed, and our written price guarantee. The number we hand you before work starts is the number on the final invoice. No change orders because we “found something.” If the Moen part fails inside the first year, we come back and fix it at no charge under our 365-Day Done Right Promise. That’s in writing on every project.
DIY or Call Us?
Replacing a Moen cartridge, trim kit, or faucet head on an existing fixture is a reasonable weekend job if you’re comfortable shutting off water and you have the model number handy. Moen marks their model numbers on the fixture body, usually on the underside of the spout or behind the handle (you may need a flashlight and a small mirror). Buy the OEM Moen part, not a generic. Watch a video, take your time, and you’re fine.
But if the part inside the wall needs to come out, that’s where DIY goes sideways. Cutting into a shower wall to access a Moen rough-in valve means opening tile or fiberglass, and putting it back so it doesn’t leak is real work. If you’re on the fence, call us at (619) 604-9624 and describe what you’re seeing. I’ll tell you honestly whether it’s a parts-counter fix or a wall-open job. Trevor has spent two decades looking at exactly this, and the advice is free. Tell me what you need, I’ll tell you what it costs, and we’ll go from there.
FAQs

Moen cartridges typically last 5 – 10 years in San Diego’s hard water before they drip or stick, though the metal fixture bodies and finishes commonly last 20+ years with basic care. If your addition or ADU is under 10 years old and you’re seeing leaks, it’s almost always the cartridge, not the fixture.
In most cases, a dripping or sticking Moen valve only needs a new cartridge, and that’s a repair we can usually complete in under an hour without opening the wall. If the valve body itself is cracked or corroded, replacement is the honest fix, and that’s a bigger job we’d walk you through before starting. Call (619) 604-9624 and we’ll tell you which one you’re looking at.
For a standard single-handle faucet or shower, plan on 45 – 90 minutes including shutting off water, removing the old part, installing the OEM Moen cartridge, and testing for leaks. If we’re doing a full rough-in valve swap during a remodel, that’s part of the remodel scope and gets scheduled with the rest of the plumbing.
We keep the common Moen cartridges (1222, 1225, 1255) on the truck along with a range of trim screws, handle adapters, and aerators, so we can often fix the issue the same visit. For finish-specific trim or a less common line like Weymouth or Rothbury, we’ll confirm the exact part with you before scheduling so there’s no second trip. Call (619) 604-9624 and we’ll check stock while you’re on the phone.
