Kohler Home Additions & ADU: The San Diego Owner’s Guide

Kohler home additions and ADU construction in San Diego typically runs $53,100 – $153,400 for a permitted addition, and $106,200 – $259,600 for a full accessory dwelling unit. Penhallow Remodeling San Diego installs Kohler fixtures and finishes inside those additions daily, which means we know exactly how Kohler products hold up in coastal air, what trim kits fit which valve bodies, and where things tend to fail five years in. Most San Diego homeowners discover they need help with the Kohler side of an addition not because a part snapped clean, but because something was roughed in wrong during the original build, a valve was set too deep in the wall, or a shower drain was seated against a slab that has since settled.

We carry a range of Kohler-compatible parts on our service trucks, keep our pricing in writing before any work starts, and back every repair with the 365-Day Done Right Promise. If the work fails inside that year, we come back and fix it at no charge. Not a service call, not a re-inspection fee. Just fixed.

Which Kohler Models This Applies To

A walk-in shower with large-format tile and a built-in niche

The Kohler parts inside a San Diego addition or ADU depend on what was specified at rough-in, and that’s where most compatibility questions start. Kohler makes three broad valve lines that show up in additions: the Rite-Temp pressure-balancing line (K-304, K-8304), the Mixrite thermostatic series (K-2971-KS), and the newer Anthem digital platform (K-28210). These are not interchangeable. A trim kit from one series will not seat onto the rough-in valve of another. If you’re looking at a Kohler shower in a secondary ADU bath, chances are it’s a Rite-Temp. If it’s the primary suite with body sprays, it’s likely Mixrite or Anthem.

Here’s the gotcha we see all over San Diego additions built in the last ten years: the rough-in valve was set too deep. When tile gets installed over a cement board substrate (the moisture-resistant layer behind your tile), the finished wall depth changes. If the valve sits more than 1/4 inch back from the finished wall surface, the Kohler trim won’t seal correctly and you’ll get water inside the wall cavity. The fix is a valve extension kit or tearing into the wall to reset the valve. We check this on every addition we walk before we quote anything else.

For OEM versus aftermarket: Kohler cartridges are built well, but some aftermarket equivalents from reputable suppliers use a harder ceramic than the original, which actually holds up better against San Diego’s hard water scale. The trade-off is fit tolerance. On Kohler specifically, we stock OEM pressure-balance cartridges because the aftermarket versions occasionally cause temperature fluctuations at low flow. For trim sleeves, escutcheons, and showerheads, quality aftermarket is fine and saves real money. Penhallow Remodeling San Diego is an independent service provider and not affiliated with Kohler or its distributor network.

Signs Your Kohler Home Additions & ADU Is Failing

  • Water seeping at the bottom edge of the shower trim plate. The most common failure we see in San Diego ADUs built on slab foundations. The grout cracks, water wicks behind the wall, and the trim plate gasket is the only thing between that moisture and the wall cavity. It’s a slow leak, but it rots studs over a couple of years.
  • Temperature swings when someone flushes a toilet elsewhere in the addition. This points to a worn pressure-balance cartridge. In hard-water areas like Clairemont or Mira Mesa, scale builds up inside the cartridge and the spool stops moving freely. Kohler cartridges last 6 – 8 years in San Diego water before this shows up.
  • Handle turns with a gritty, grinding feel. Sediment has worked into the valve body. Left alone, the friction wears the cartridge seats and you end up replacing the cartridge instead of just flushing the valve.
  • Showerhead flow has dropped even though other fixtures in the addition are fine. The Kohler flow restrictor is packed with scale or debris from the original build. It’s a 10-minute fix with a new restrictor or a vinegar soak, but if it’s been going on for a year, the showerhead itself may need replacement.
  • Constant slow drip from the tub spout in the ADU’s secondary bath. This one’s usually the cartridge, but on older Kohler tubs it can also be a worn diverter seat. We test both before quoting a repair, because the difference is about $1,200 in labor.

Replacement Cost & What’s Included

A remodeled hall bathroom with subway tile and a floating vanity

For Kohler-specific work inside a San Diego home addition or ADU, small repairs run $470 – $2,125. That covers a cartridge replacement, trim kit swap, or showerhead service. A full tub-to-shower conversion with Kohler rough-in and showerheads falls between $4,130 – $11,800, depending on whether we’re cutting out the old valve, relocating tile, or retiling the entire surround.

What drives the number up in San Diego: slab foundation work (drains set in concrete), permit requirements for valve relocations, and whether the existing rough-in can be salvaged. What drives it down: accessible valves with intact shutoffs, standard 2×4 wall cavities, and additions built after 2010 when Kohler standardized most rough-in sizing.

Every quote from Penhallow Remodeling San Diego is a written number before work starts, not a ballpark. The number on day one is the number on the invoice, unless you change the scope. And the 365-Day Done Right Promise covers the Kohler work we do in writing. If the repair fails inside that year, we return and fix it. No charge, no argument.

DIY or Call Us?

You can safely check a few things yourself: whether the shutoff valves behind the access panel are off, whether the trim plate is loose enough to see the valve depth, and whether the flow restrictor in the showerhead is visibly packed with scale. That last one is worth a quick look because San Diego water is hard enough that restrictors choke out every few years.

Here’s where DIY goes wrong on this specific job: opening a Kohler Rite-Temp valve without turning off the water at the main results in a geyser inside a finished wall. And pulling a cartridge without the right depth socket snaps the plastic retainer clip, which means the new cartridge won’t seat and you’re calling a plumber anyway, except now the valve body may be damaged. Water and your walls are not the place to experiment. Call (619) 604-9624 and we’ll quote the repair honestly before we ever touch a tool.
