Why San Diego Homeowners Choose Mr-Glass Construction
We’re an independent San Diego Mr Glass service provider, and we repair and install their aluminum and vinyl window and door systems every week across the county. Our crew knows the 5200 Series, 8700 Series, 9600 Series, and Series 400 patio sliders well enough to tell you what’s failing before we pull the first screw. We’re not a Mr-Glass dealer or authorized warranty center, but that independence means we recommend the fix that makes sense for your house, not the one that protects a manufacturer agreement. Call (619) 604-9624 and we’ll walk you through what’s actually wrong.
San Diego’s coastal air does specific things to window hardware. Fogged glass in Point Loma, corroded tracks in Mission Beach, brittle vinyl corners in El Cajon Mr Glass service territory. We track that. When we show up to a Mr-Glass window that’s been misdiagnosed once or twice already, we usually find the problem in the first twenty minutes because we’ve seen the same failure three streets over.
Why Trust Penhallow Remodeling San Diego for Your Mr-Glass Construction?

Trevor Nash has been running remodeling and replacement crews across San Diego for the better part of two decades. He picked up his first framing hammer in a trade program at Los Angeles Trade-Technical College, where the lesson was simple: take honest measurements and don’t cut corners. That’s how we approach Mr-Glass work. Measure the opening. Check the reveal. Look at what the salt air has been doing to the extrusion. Then give a written price before anything gets ordered.
Our technicians keep notes on how Mr-Glass windows and doors behave in this climate. The 5200 Series single-hung loses its edge seal sooner within a mile of the coast. The 8700 slider binds up when sand works into the bottom track. The 9600 casement, with its welded vinyl corners, cracks first on south-facing walls where the afternoon sun has been hammering it for a decade. We size repairs to that reality, not to a generic chart. And when we finish, you get a written guarantee on the work, the same 365-Day Done Right Promise we put on every project, so if something fails inside that year we come back and fix it at no charge.
Every tech who walks through your door is background-checked and shows up in uniform. You know who’s in your home, and you know the number you were quoted before the work started. Both of those things are in writing.

Common Mr-Glass Construction Problems We Fix in San Diego
Some of these failures are climate-driven. Some are just what happens when a window has been doing its job for a decade. Either way, we’ve seen them enough to know the fix on sight.
- Fogging between the panes on 5200 Series single-hung windows. This is an edge seal failure. The desiccant inside the insulated glass unit saturates after 7 to 10 years, faster in coastal spots like Ocean Beach or La Jolla where salt accelerates the breakdown. Wiping the interior glass does nothing because the moisture is trapped inside the sealed unit. The fix is a new insulated glass unit or a full sash replacement, either way, you need someone who knows the specific glazing dimensions for the 5200 Series rather than guessing.
- Sticking or binding 8700 Series horizontal sliders. These are single-track aluminum sliders, popular in older ranches across Clairemont and Mira Mesa. When the embedded track fills with fine sand and corrosion, the rollers grind instead of roll. The wheels flatten on one side, and pretty soon you’re shoving the window with two hands. We clear the track, replace the roller assemblies with the correct profile for the 8700 Series, and usually add a heavier marine-grade weatherstrip that holds up better than the original.
- Warped or cracked vinyl corners on 9600 Series casements. The 9600 Series is an all-vinyl casement with welded corners. South-facing exposure in San Diego means years of UV and thermal cycling. The vinyl expands and contracts until a corner weld gives out. You’ll see a hairline crack at the top or bottom corner, then water starts getting in. The crack is the symptom; the real issue is that the sash is no longer square. We usually replace the sash outright rather than patch it, because a welded vinyl corner that’s failed once will fail again.
- Bent or misaligned interlock rails on Series 400 patio sliding doors. The Series 400 is Mr-Glass’s big aluminum patio slider, the one you’ll find on half the mid-century homes between North Park and Chula Vista. Two panels meet at an interlock in the middle. When kids lean on it, dogs hit it, or someone tries to force it open with the lock still engaged, the interlock rail bends. You’ll feel a draft, see daylight at the meeting point, and eventually get water staining on the floor. We realign the interlock, replace the rollers if they’re sacked out, and reset the track so it slides with one hand again.
- Failed exterior sill flashing on older Mr-Glass installations. This one is less about the window and more about how it was installed. In San Diego homes from the 1940s through the 1970s, original flashing was often a strip of builder-grade aluminum folded over the sill, and it was never going to last this long. Once it lifts, water seeps into the rough opening and rots the wood framing below the window. You’ll see peeling paint or soft drywall under the sill. We reset the flashing, repair any framing damage, and reinstall the window so it sheds water the way it should.
Mr-Glass Parts & Our Repair-vs-Replace Approach

For visible Mr-Glass hardware: handles, locks, keepers, and hinges, we use OEM or exact-fit replacement parts. The last thing you want is a new handle that doesn’t quite match the finish on the rest of the window, and we’re not going to leave you with that. For internal weatherstripping, glazing beads, and some roller assemblies, we sometimes spec marine-grade aftermarket components that outperform the original in coastal conditions. San Diego’s salt air is harder on weatherstripping than almost anything a Midwestern window sees, and we’d rather install something that lasts eight years instead of four.
On repair versus replace, we’re straight with you. If your 5200 Series has one fogged pane, replacing the insulated glass unit makes sense. If three panes have failed and the aluminum frames show advanced pitting from a decade of coastal exposure, you’re throwing money at a window that’s already told you it’s done. We’ll quote both options in writing and let you decide. Call (619) 604-9624 and we’ll come look at what you’ve got.
Our Mr-Glass Service Process – Step by Step
Every Mr-Glass job follows the same sequence. It keeps things predictable, which is what most homeowners actually want from a General Contractor.
- 1
Diagnosis. We inspect the window or door, identify which series you have, and pinpoint the failure. Is the sash square? Are the rollers intact? Is the seal actually failed or is the condensation on the room-side of the glass? We measure the opening and the glass unit. We write it all down.
- 2
Repair or install. We order the correct Mr-Glass-compatible sash, glass unit, or hardware for your series. For window replacements, we pull the old unit, check the rough opening for rot or water damage, and fix any framing problems before the new window goes in. For impact window installation, we follow San Diego County building code for coastal wind zones and make sure the anchoring system matches the frame material.
- 3
Test. We operate the window or door through its full range. The slider should slide with one hand. The casement should close square against the weatherstrip. We check for light gaps, drafts, and proper drainage at the weep holes.
- 4
Warranty. Every repair and installation gets our written 365-Day Done Right Promise. If the window fogs again, the slider binds, or the casement cracks at the same corner inside a year, we come back and make it right at no charge. That’s in writing, not something the sales rep mentioned on the phone.

AfterMr-Glass Products We Service & Install in San Diego

We work on the aluminum frame lines most common in San Diego housing stock. The 5200 Series single-hung shows up constantly in post-war tract homes from Clairemont to National City. The 8700 Series horizontal slider was the go-to for 1970s and 80s builds, and we see them everywhere from Mira Mesa to Mr Glass in Chula Vista and beyond. The 9600 Series vinyl casement is newer gear, but we’re replacing cracked sashes on original installs from the early 2000s now. And the Series 400 patio slider, usually eight feet wide with an aluminum frame, is the standard sliding glass door on thousands of mid-century homes across the county. If you have a Mr-Glass product from another line, call us. Chances are good we’ve handled it.
We keep common Mr-Glass roller assemblies, balances, weatherstripping profiles, and lock sets in stock for the 5200 and 8700 Series. Less common parts we order and usually have in hand within a few business days.
We Also Service These Brands
Mr-Glass is a big part of our window and door work in San Diego, but it’s not the only thing we work on. If your remodel includes a new kitchen, we install KraftMaid cabinetry, Cambria and Silestone countertops, and Kohler fixtures. Being multi-brand means we recommend what fits your house, not what we happen to sell.
FAQs – Mr-Glass Construction Service in San Diego
The condensation is inside the sealed glass unit, not on the room surface, which means the edge seal has failed and the desiccant inside the unit is saturated. No amount of wiping fixes it. The fix is a replacement insulated glass unit or a full sash. In San Diego, coastal salt exposure shortens seal life on the 5200 Series to roughly 7 to 10 years, sometimes less right on the water. Call (619) 604-9624 and we’ll confirm whether one pane or the whole sash needs replacing.
Usually, yes. A dragging Series 400 slider is almost always either worn rollers with flat spots, sand and corrosion in the bottom track, or a slightly out-of-square door panel. We replace the rollers with the correct Mr-Glass-compatible profile, clean and lubricate the track, and realign the interlock. If the interlock rail is bent from forced operation, we straighten it or source a replacement. Most of these jobs are done in one visit.
No. The glass isn’t the problem, the vinyl frame is. A cracked corner on a 9600 Series casement means the welded vinyl corner has failed, and that sash is no longer structurally sound. Replacing the glass leaves you with the same cracked frame. We recommend a full sash replacement, and while we’re at it, we check the operator hardware and weatherstripping so the new sash seats correctly. Call (619) 604-9624 for a written quote on the replacement.
Fine sand and salt corrosion. Beach-adjacent homes from Mission Beach up to Oceanside get sand blown into the bottom track, and the aluminum rollers sit right in it. Corrosion forms, the roller wheels stop turning, and the window drags metal-on-metal. Inland homes have less of an issue. The fix is a proper track cleanout, roller replacement, and usually an upgraded weatherstrip that seals tighter than the original. We keep 8700 Series rollers in stock for same-day turnaround on most of these.
Yes. We install impact-rated windows and doors that meet San Diego County coastal wind zone requirements, and this includes replacing fixed Mr-Glass windows with impact-rated units in matching or near-matching frame styles. The opening has to be measured precisely and the new unit has to be anchored to code, which is more involved than a standard window swap. We pull permits when the city requires them and handle the inspection. If you’re in a wildfire-prone area east of the 15 or right on the coastal bluffs, this is worth doing. Call (619) 604-9624 for a written estimate.
Here’s what Mr-Glass window and door work runs in San Diego as of 2026:
| Service | Typical Cost Range |
|---|---|
| Mr-Glass window replacement (per opening) | $5,310 – $17,700 |
| Mr-Glass impact window installation | $9,440 – $29,500 |
| Emergency storm damage repair to Mr-Glass windows | $470 – $2,125 |
The range depends on window size, frame condition, glass package, and whether the rough opening needs framing repair. A single small 5200 Series replacement in good framing sits at the lower end. A full impact-rated retrofit on a Series 400 patio slider with a rotted sill goes higher. We give you a written line-item price before work starts, so you know what you’re paying before anything gets ordered. Call (619) 604-9624 for an exact quote on your windows.
